As a consulting & project management firm designed to support clients in direct real estate developments, we are here to help you assess and originate real estate opportunities, and run projects on your behalf — from raw land to finished home.

You own the asset and hold your money. You hold every contract. You make the calls. We do the work of getting it up and running and to the finish line.

Our own money is in the ground. We develop real estate for our own account, at different price points, in different markets. What we tell you comes from our experience running similar projects with our own capital at risk.

What that means, specifically

We support your opportunity assessment as if we were investing our own money.

We help you find and evaluate land against your financial goals and risk appetite — the same way we evaluate the deals we fund ourselves.

We assemble your team.

We help you identify and vet the partners you will need for the project: the architect, engineer, designer, general contractor, lender, insurer, and accountant. You contract with each of them directly.

We support the proforma exercise.

We help you detail construction costs, timeline, and exit scenarios. Real market inputs, so you can see what the project has to do to work — before you commit a dollar.

We manage the project on your behalf.

We look after your interests in that process: we track the schedule, review budgets, change orders, and draw requests, and report progress to you.

What we are not

Knowing where our role ends is as important as knowing where it begins. Every line below is a licensed professional you engage directly — not someone we replace.

We are not builders.

We don't construct, and we don't run your job site. Your general contractor is licensed, holds the construction contract with you, controls the means and methods of the work, and hires and supervises all subcontractors. We represent your interests to that contractor — we do not replace him.

We are not realtors.

While we may recommend a licensed real estate professional to handle your needs, we are not your agent — we don't list or market your property, and we don't represent you in transactions.

We are not investment advisors.

We don't offer securities advice or manage your portfolio. We give you real project data so you can decide for yourself.

We are not lenders.

We can help you understand what working with lenders means, and weigh the growth opportunity against the inherent risks.

We are not lawyers.

We don't provide legal advice or represent you.

We are not tax advisors or accountants.

Some strategies carry significant tax consequences. We do not replace a licensed professional who has your full financial picture and can give you the necessary advice.

So is it risk-free? No.

Every real estate project carries risk, and no one — us included — can remove it. What we can do is put the real numbers in front of you, name the risks plainly, and stay alongside you through the parts that get hard. The decision stays yours.
